What is self storage?

Self storage is a space for storing personal or any kinds of belongings. Customers are responsible for storing their belongings by themselves.

What can we store in self storage?

Customers can store belongings that are rarely used, such as luggage, clothes, toys, collectibles, sentimental value items, items used in some activities, decoration items, and furniture while renovating a house or condo. Also, documents, goods stock, supplies, and FDA products.

What cannot be stored in self storage?

Customer cannot store hazardous goods, illegal items, or any kind of items that can be harmful to the service area. This includes:

  • Corrosive Liquid, gas, flammable liquid, antioxidants, organic peroxide, toxin, radioactive substance, infectious substances, explosive, dry ice and gasoline, flammable solids, magnetic material
  • Illegal items such as narcotics and illicit cigarettes
  • Copy watches, bags, and other such materials
  • Guns and any kind of weapon
  • Ammunition, dynamite and firearms
  • Flammable items
  • Batteries
  • Fresh food, Stink of Food or Goods to smell bad

Who can use self storage?

  • People who need more space to store personal belongings while renovating house/condo, or relocating
  • Company that needs space for storing document, office supplies, stock, or FDA products

What service does i-Store Self Storage offer?

  • i-Store Self Storage offers self storage service, sizes from 0.5 - 25 sq.m. with normal temperature units and air-condition units. Customers can access 24/7.
  • i-Store Wine Storage offers standard wine storage with humidity control, temperature control, and electrical generator. Customer can access wine storage 24/7.
  • i-StoreGo Door to Door Storage is all-in-one storage solution where we do packing, moving, storing, and delivery back to customers' doorstep through i-storego.com

Steps

  1. Customers select the storage room size that best suits their needs.
  2. Make payment, sign the service agreement, and acknowledge the service terms and conditions.
  3. Receive an access code or keycard for entry to the storage facility.

Minimum Contract

The minimum contract is 1 month.

Contract Extension

Customers can request a contract renewal through any communication channel with our staff or manage their contract through their personal account at i-store.co.th/profile/manage

Contract Termination

  • Customers may cancel the contract by notifying staff 7–15 days prior to the contract end date in order to receive the full security deposit refund.
  • Cancellation requests can be made through any communication channel in writing or via the customer account system i-store.co.th/profile/manage

Why is a Security Deposit Required?

The deposit is required to cover any potential damage to company property, materials, or facility equipment.

In case customers are not sure about storage size

  • Customers can calculate the required storage size through i-store.co.th/Calcumate
  • Customers can send pictures of the belonging to i-Store staff to get the estimation
  • Customers can also schedule a free on-site assessment at their home with our staff.

Do not know about the storage duration

We recommend using our month-to-month service plan for maximum flexibility and convenience.

Can customers change the storage size?

Customers can change the storage size. i-Store staff will calculate the price differential if customers have to pay for the differential.

Terminating contract before the contract ends

Customers may terminate the contract early in accordance with the company's terms and policies.

How long can customers reserve the unit before using?

  • Specific room number reservations can be held for up to 15 days.
  • Non-specific room reservations can be held for up to 30 days.

When can customers access the storage unit?

After signing the service agreement, customers may access their storage room 24 hours a day.

Can customers sign the contract under the company's name?

The contract can be signed with company's name with these following document requirements:

  • Company or legal entity registration certificate
  • VAT registration certificate (Phor Por 20), if applicable
  • ID card/passport of the authorized signatory

Use i-Store Self Storage to register FDA registration

i-Store staff can prepare consent documents from the property owner for use as supporting documents for Thai FDA registration applications.

Payment Channel

Customers can make a payment by bank transfer, credit card, and link payment to Storage Asia account only.

Can customers located in other countries make any kind of transaction?

Customer can inform i-Store staff if any kind of transaction has been made or make a transaction through i-store.co.th

International transaction fee

For international transaction, customer is responsible for transaction fee.

How much is the deposit?

The security deposit amount is equivalent to one month's room service fee.

Withholding tax

The company can deduct 3% withholding tax, except i-Store Sathorn One which is 5%.

Is there any insurance coverage?

Every i-Store service agreement includes complimentary insurance coverage.

How much is the insurance coverage?

Coverage is up to THB 40,000 per storage room.

In which case does the insurance cover?

  1. Physical loss or damage caused by events such as fire, lightning, explosion, windstorm, aircraft damage, vehicle impact, smoke damage, earthquake, water damage, wildfire, hail, riots, strikes, vandalism, malicious acts, and other accidental external causes not excluded under the property insurance policy.
  2. Damage caused by mechanical or electrical breakdown of machinery or equipment within the storage facility, up to THB 40,000.
  3. Accidental damage resulting from theft involving glassware, ceramics, marble, or other fragile and breakable items within the storage room, up to THB 40,000.
  4. Loss or damage caused by wind, rain, water, flooding, sand, or dust within the storage facility, up to THB 40,000.
  5. Damage to property and all types of inventories stored within the facility, up to THB 40,000, excluding diamonds, gemstones, precious metals, gold, fur products, antiques, fine art, and rare collectibles.
  6. Deductibles and excess liabilities are subject to the insurance company's terms and conditions.

If customers would like to buy more insurance coverage

Customers may purchase additional insurance through i-Store staff or directly from the insurance provider.

If customers do not need insurance coverage, can it be used as a discount instead?

The company does not offer discounts in place of insurance coverage.

Period for making insurance claims

Insurance claims typically take approximately 30 days to process.

Security Deposit Refund Policy

Customers can terminate the contract before the contract ends by notifying staff 7–15 days in advance to receive the full security deposit refund.

Reasons for Partial or No Refund

  • In case it is overdue, company will calculate the amount daily and deduct from the deposit.
  • In case a customer loses a keycard or there is any damage inside the storage unit, such as tampering with the wall, adjusting the units, or other kinds of damage during moving or during the storage period.
  • In case customers terminate the contract before stated in the signed agreement.

Deposit Refund Processing Time

Company will return the deposit within 3–15 working days. Customer can request if they would like the deposit to be cash or transferred.

Can the Deposit Be Refunded to Another Person?

The company allows this if the contract owner has given permission and sent i-Store staff evidence in written form, along with a copy of ID card or passport.

Returning fee policy

The company reserves the right not to refund service fees under any circumstances.

Returning reserving fee policy

The company reserves the right not to refund reservation fees, including expired reservations and presale promotions.

Can i-Store staff receive or take any items from the customer's unit?

According to company's security and privacy policy, i-Store staff are not permitted to enter customer storage rooms or receive, retrieve, or deliver items on behalf of customers under any circumstances, even with prior consent. This is to avoid any damage, lost or force majeure that may happen to your belongings.

Late Payment or Overdue Policy

  • 1–7 days overdue: Customers will receive a payment reminder. A late fee of 1% per day will apply starting the following day.
  • 15 days overdue: Formal notice will be issued. The company reserves the right to terminate the contract, forfeit the deposit, repossess the storage space, and retain stored property in accordance with the contract.
  • More than 30 days overdue: If the customer fails to remove belongings, the company reserves the right to auction the stored items to recover outstanding debts.

Does i-Store provide delivery service?

The company does not provide a delivery service.
